FHA Program Puts Ex-Home Owners on Track to Buy Again Sooner

Typically, home owners who lost their homes to a short sale or foreclosure are required to wait about 36 months before being able to purchase a primary residence again with a Federal Housing Administration loan. But the FHA’s Back to Work Program is allowing buyers to purchase a primary home much sooner — possibly as soon as 12 months following a short sale, foreclosure, or deed in lieu of foreclosure.
The program runs through Sept. 30, 2016.
To qualify for the program, potential buyers will need to document the financial problem that prompted their short sale or foreclosure, such as showing a 20 percent loss in income for at least six consecutive months prior to losing the home. Buyers will also have to show that they have taken steps to re-establish their income and credit (having a credit score of at least 640 or having undergone a HUD-approved counseling agency program on home ownership or residential mortgage loans). The program does not consider divorce, previous loan modifications, or adjustable-rate loan recasting as reasons to qualify.
With conventional loans, boomerang buyers are typically eligible to buy again seven years after a short sale or foreclosure, or possibly three years with sufficient documentation of the circumstances and a lender exemption. FHA, VA, and USDA all offer opportunities for boomerang buyers to repurchase 36 months following a short sale or foreclosure.

Syracuse and Clinton among top 5 Utah cities for home buying

Two Davis County cities were recently ranked in the top five Utah cities for home buying. Syracuse was third and Clinton the fifth best city to buy a home in Utah, according to Nerdwallet.com. The study analyzied 47 cities in the state with populations over 15,000.
The analysis answers three main questions including: Are homes available? Can you afford to live there? And is the area growing?
The nerdwallet.com study looked at statistics on items such as home ownership rate within the city, median selected monthly homeowner costs, median monthly household income, homeowner costs as a percentage of household income, median home values, and city population growth from 2010 to 2012.  
According to an online blog post by Nerdwallet written by Cherise Fantus, Syracuse is extremely buyer friendly with 92.5 percent of its residents owning their homes. Known as the "Gateway to Antelope Island," Syracuse offers access to a myriad of outdoor activities.
"I think our residents would agree that living in Syracuse City is associated with a high quality of life," said Brody Bovero, Syracuse city manager.
"Our city, along with our neighbors in Davis County, enjoy a good location with access to excellent education, proximity to world-class outdoor recreation, and safe neighborhoods in which to raise families. Syracuse residents, especially our youth, also have access to excellent park and recreation programs and music and arts programs," Bovero said.
Clinton has 85.7 percent of its residents owning their homes. Clinton city has a diverse mix of farming, residential and commercial areas. Though much of the farmland has been replaced by housing, the city still maintains a quiet, rural atmosphere, but lies close enough to Salt Lake City for easy access, the nerdwallet.com blog post said.
"It's an indicator that we have a nice community with good housing, commercial, good schools, a great recreation program and good parks," said Dennis Cluff, Clinton city manager.
"We have good street lights throughout our city. All these positive things lead to a healthy community," Cluff said.
"We've always said that in Clinton city, the intent is to be a family community, where kids can grow up and parents can feel comfortable. That is what we have tried to achieve, and it's there," Cluff said.

First, Saratoga Springs, followed by Eagle Mountain, Syracuse, Herriman, Clinton, Lehi, Farmington, North Ogden, Roy and Riverton. Included in the top 20 were Kaysville, ranked 13th, and Centerville, 14th. North Salt Lake was 18th.

Easter Egg Hunts Around You

Clearfield, Utah:

Easter Egg Hunt - free event! Will be held Saturday, April 19, starting at 10am SHARP (rain or shine) at Fisher Park, 934 S. 1000 E., Clearfield. Almost 10,000 filled eggs will be donated by the American Legion Post No. 134 and Auxiliary for this event! Five separate hunting areas have been designated according to age: 2 and under, 3-5, 6-8, 9-10 and Special Needs. Parents will only be allowed to help their children hunt in the 2 and under & Special Needs groups. Those children finding special prize eggs may turn them in for prizes donated by local area merchants. Concessions will be available for a small fee, such as hot chocolate, coffee and donuts.

Easter Egg Dive 2014 - register today at the Clearfield Aquatic Center. For ages 0-12, held Saturday, April 19, two sessions: 10:30am - 12:30pm, and 1:30pm - 3:30pm. Cost to participate is $5/child. Children will be divided into age groups and dive for plastic Easter eggs. Each egg retrieved can be redeemed for a cool prize! An open plunge will be held afterwards for all participants.

Congratulations Fremont High Girls Basketball team!

The Fremont High School girls basketball team advanced to the DICK’S Sporting Goods High School National Tournament championship game with a 43-33 victory over Miami Senior High School (Florida) at Christ the King High School in New York City Friday.

Fremont, the No. 3 seed in the tournament, will face Riverdale Baptist (Maryland), the tournament’s top seed tomorrow at 8 a.m. MST at Madison Square Garden. The game will be televised on ESPN2. Riverdale Baptist advanced after overcoming a 19-point deficit to defeat Edgewater High School (Florida) 59-58.

Fremont, the Utah High School Activities Association’s 5-A state champion, stifled Miami the entire afternoon – holding the Stingarees to just eight points in the first half. Fremont led by as many as 14 in the second.

Fremont led 18-8 at halftime, but Miami clawed its way back to within six during the third quarter. A late Fremont surge gave the Silver Wolves a 33-19 lead at the end of the third.

Miami never got closer than nine in the fourth quarter.
